Can I start the home buying process before I have hard orders?

Yes, and I recommend it. At the Standby stage we can review your credit, confirm your VA entitlement, and look at BAH for the likely duty stations. Final loan approval usually needs your orders, but getting the groundwork done early is what keeps you from scrambling later.

Can I use my VA loan more than once?

Yes. VA loan benefits can be reused. If you've sold your previous home and paid off the loan, your entitlement is typically restored. If you're keeping it, you may still have enough remaining entitlement to buy again.

Can I keep my current home and buy at my new base?

Often, yes. It depends on your remaining entitlement, the county loan limit at the new location, and whether your income supports both payments. Rental income from the home you're keeping may help. We'll look at all of it together.

How does BAH factor into qualifying?

BAH counts as income when you qualify for a VA loan. It varies by pay grade and duty station, so we use the rate for your new location. That's one reason I like to start before orders drop.

What credit score do I need?

The VA doesn't set a minimum credit score, but lenders do have their own guidelines. Everyone's situation is different, so the best next step is a quick review together. If your credit needs some work, I'll tell you what would help and how much time you'd need.

How long does it take to close?

Once you're under contract, many VA loans close in 30 to 45 days. Your timeline depends on the appraisal, title, and how quickly documents come in. Having your paperwork ready before house-hunting leave makes a big difference.

My spouse is deployed or in the field. Can we still buy?

In many cases, yes. Depending on the state and title company, we may be able to use a power of attorney or electronic signing. Requirements vary, so reach out early and I'll help you set it up before it's needed.

Can I close if I'm not living in that state yet?

Yes. Most of my families buy in a state they haven't lived in yet. I coordinate with your agent and the title company so you can house-hunt on leave and close on time.

Which states are you licensed in?

Virginia, Texas, North Carolina, Florida, Kentucky, Tennessee, Maryland, Kansas, Louisiana, Alaska, Ohio and Pennsylvania.

Can you recommend a real estate agent near my new base?

Yes. I'll connect you with agents who work with military families and understand VA loans and PCS timelines. You're always free to choose your own agent.

Are you part of the VA?

No. I'm a loan officer with Trident Home Loans, a private mortgage lender. The VA guarantees part of the loan, but it doesn't make loans directly. This site isn't affiliated with or endorsed by the U.S. Department of Veterans Affairs.
